Smart Snag (also known as SnagMap) is operated by Progressive Property Management Ltd ("we", "us"). We are the data controller for the personal data described in this policy. You can contact us about anything in this policy at support@smartsnag.net.
Smart Snag turns walkthrough videos and existing snagging reports into structured, shareable defect reports for home buyers and professional snagging inspectors.
We do not use advertising cookies, and we never sell or share your data with advertisers. We use browser storage (localStorage) to run the product — for example caching your reports on your own device — and, only if you accept, analytics cookies to measure which pages work. When you upload a video, we transcribe your narration with a speech-to-text service and use an AI model to draft the snag list and choose evidence images. AI output can be wrong or incomplete — you review and edit every snag before your report is final, and AI-estimated data is labelled as such. We do not use your content to train AI models.
We use a small set of service providers ("processors") to run Smart Snag:
Where a provider processes data outside the UK, we rely on UK-approved safeguards (the UK International Data Transfer Agreement or Addendum to the EU Standard Contractual Clauses). If we add or replace a processor we will update this page and, for material changes, email the address on your account.
Beyond these providers, your report is shared only when you share it — for example emailing it to your client or a developer. We log each share so you can see who received what.
We use two kinds of browser storage, and only one of them needs your permission:
We do not use advertising or remarketing cookies, and Google Analytics advertising features, ad personalisation and data sharing with advertisers are all disabled on our property. Your IP address is anonymised, and page addresses are recorded without query strings so report links and share tokens never reach Google.
Changing your mind: reopen the cookie choice at any time, or clear this site's data in your browser. You can also install Google's opt-out add-on.
Our lawful basis for analytics cookies is your consent, which you can withdraw at any time.
Under UK GDPR you can ask us to: access the personal data we hold about you, correct it, delete it, restrict or object to processing, and port it to another service. Signed in, you can do the two most common ones yourself from Settings → Your data: Download my data exports everything we hold on you as a JSON file, and Delete my account permanently erases your reports, media and settings and cancels any active subscription (we retain billing/invoice records where the law requires). To exercise any other right, email support@smartsnag.net — we respond within one month.
You can complain to the UK Information Commissioner's Office at ico.org.uk, though we'd appreciate the chance to resolve things first.
Data is encrypted in transit and at rest. Access to your reports is restricted by per-user security rules; your video and report files are never publicly listed. No system is perfectly secure — if a breach affects you, we will notify you and the ICO as required by law.
Smart Snag is not intended for anyone under 18.
If we make material changes to this policy we will post the new version here and, where appropriate, email you. Continued use after changes take effect means the new policy applies.
