Smart Snag (also known as SnagMap) is operated by Progressive Property Management Ltd ("we", "us"). These terms govern your use of the Smart Snag website, dashboards and report-generation service (the "Service"). By creating an account or uploading content you agree to them. Our Privacy Policy explains how we handle your data.
Smart Snag turns walkthrough videos, photos and existing reports into structured snagging reports using automated transcription and AI analysis.
AI accuracy disclaimer. Snag lists, categories, severities, timestamps and evidence images are generated with AI and may contain errors or omissions. You are responsible for reviewing and correcting every report before you rely on it or send it to anyone. A Smart Snag report is a documentation tool — it is not a survey, valuation, electrical or gas certificate, or any other form of professional advice, and it does not replace a qualified inspection where one is required. Professional inspectors remain solely responsible for the reports they deliver to their clients.
You must not: misuse the Service to send spam or unlawful content; upload material that infringes anyone's rights; attempt to access other users' data; probe, scrape or reverse-engineer the Service; or use it to generate deliberately false or defamatory reports. We may throttle, suspend or terminate accounts that abuse the Service or generate exceptional processing load in breach of fair use.
Cooling-off: if you're a consumer, you have a statutory 14-day cancellation right. By starting to use a paid plan or pack immediately, you ask us to supply the digital service within that period and acknowledge the right is lost to the extent the service has been performed (e.g. reports already processed).
You choose who to send a report to. We log each send so you have a record. A report you email leaves our control once delivered — treat the PDF like any document you'd send by email.
Smart Snag is an early-access service. We aim for high availability but do not guarantee the Service will be uninterrupted or error-free, and we may change or withdraw features with reasonable notice. We recommend downloading PDFs of reports you need to keep.
Nothing in these terms excludes liability that cannot be excluded by law — including for death or personal injury caused by negligence, for fraud, or your statutory consumer rights.
Subject to that: we are not liable for losses caused by reliance on unreviewed AI output (see section 2); we are not liable for indirect or consequential losses, loss of profit or loss of business; and our total liability in any 12-month period is limited to the amounts you paid us in that period (or £50 if you paid nothing).
You can stop using the Service and ask us to delete your account and data at any time (see the Privacy Policy for how). We can suspend or end accounts that breach these terms, with notice where practicable.
We may update these terms; material changes will be posted here with a new version date and, where appropriate, emailed. If any clause is found unenforceable the rest remain in force. These terms are governed by the laws of England and Wales, and the courts of England and Wales have jurisdiction (consumers in Scotland or Northern Ireland may also use their local courts).
